1031 Exchanges

One way to maximize real estate investment is to minimize taxes, and one way to do this is through a 1031 exchange. A 1031 exchange is an exchange of similar kind of property made during a certain time period in order to defer payment of taxes.

Tax Provisions - According to section 1031 of the United States tax code, a person can sell a property and buy another of similar value with the proceeds and avoid paying full taxes. The seller has 45 days after the settlement to find a replacement property and 180 days (or before taxes are due that year) to buy the second property.
